Programming: The first step in our design process is understanding what you care about.  programming involves reviewing with you the project goals and scope of work to establish a clear understanding of what we want to accomplish with the project. This is documented and approved by all before progressing into design.

Field Measuring: In this stage, we will document the conditions of the building site, the area around it, and any existing structures. Then, we review the field conditions to make sure we can build what we want to build. A surveyor may also request other property and building information at this time. 

Existing Conditions: Next we will take the field-gathered information into Building Information Modeling software. This creates an accurate set of existing condition drawings to serve as a starting point from which to design.

Research and Analysis: In this phase we will review and analyze the discovered conditions. Particular attention is  placed on review of building codes, zoning restrictions, structural systems, and and your current use of the space.  These elements are annotated and analyzed to make sure that the design is viable and to make sure we make the best use of any existing assets. 

Schematic Design: Many consider this step the most fun part of the process, where we take what we've learned and start conceptualizing ideas for several different ways the project could manifest. These ideas are refined to make sure they are buildable and satisfy as much of your program as possible.  We then review them together, talking through the benefits and tradeoffs of each option.

Design Development: Once a design direction is confirmed, we reassemble the pieces and really dig into the details.  Working closely with you, each aspect of the design is refined, reviewed, and developed to make sure it is the best possible version of the project.

Construction Drawings: These are the way that the project scope, ideas, quality, and intentions are  communicated to you, financiers, the building team, and plan review officials. Quality Contract documents (Construction Drawings and Specifications) are of utmost importance for a project to progress smoothly.

Construction Administration: The best way to ensure that the project we've designed together is being built to according to plan is to have your Architect verify it themselves.  We remain available for site visits, answering questions from you or the field crews, and documenting the construction progress.
